Taxe Fonciere

Have residents/second home owners in the Creuse received the facture for their taxe fonciere, yet? I was told that the paperwork was sent out in October for payment in November. I hope they remember to send mine to my UK address & not to my French address.

Also, I've just realised that it's exactly one year today since I bought my house in Bourganeuf.

I received mine yesterday, together with the taxe d'habitation demand. I pay both by standing order so it's not such a shock when it drops on the doormat.

We received ours in September and we're expecting the tax d'habitation this month.
We're paying ours monthly from January, I agree with tocyvi, it lessens the pain!

Yep, ours came and was paid before we moved over, so that would have been the end of September.

Here in the (not so) sunny Corrèze, we had notification of both taxes some while ago.
Both paid online. Effortless, but hardly painless!
Still less than 2/3 of what we were paying in the UK for Council Tax, though...

Thanks for all your replies. I received the bill for 823 Euros taxe d'habitation at my UK address in early September & I paid it in full while I was in France.

I'm expecting the same again for taxe fonciere. So, that's 1,646 Euros/£1,430 in total, which is way more than I pay in the UK. It looks like the bill will be hitting the mat any day now.

We pay both taxes monthly as from this year. However, they notified us that instead of the Euro 850,- charged on Taxe Fonciere for 2013, they raised it to Euro 1150,-, which means we will have to pay an additional Euro 300,- over this year! Can they just do that? It seems an awful lot of money to pay for our little house of 50m2 plus the B&B with three rooms ready. Is there any way one can challenge the amount payable?

I think you should ask at the Marie and or the tax office. As I have just paid my tax foncieres of €179! This is on a house of approx 150m2 along with approx 10,000m2 of land, though it is in a rural location.

Blimey some of you must live in some posh maisons,or run B&B's or Gites etc. Our total bill for both taxes is less than 900euro's and thats with 2 hectares of garden and woods plus a new conseratory.

My house is certainly not posh, nor do I run a B&B or a gite. I have no off road parking & just a strip of grass at the rear. There is a massive difference between taxe d'habitation & taxe fonciere on a town house and a similar house in the countryside. Compare Bourganeuf with St.Dizier-Leyrenne only 11.2 kms/ 7 mls away & the difference in the taxes is astronomical.

When I bought my house one year ago, I knew that the taxe fonciere was 770 Euros but there was no figure available for the taxe d'habitation because it had not been paid for about 13 years due to the house being unoccupied. Even in June/July 2013 neither the mairie nor the public treasury in Bourganeuf could tell me how much the taxe d'habitation would be. As I posted above, it turned out to be 823 Euros so I am expecting the same again for taxe fonciere.

Two posters have mentioned hectares of land. As far as I am aware, land has very little effect on the taxes. It is the amount of bathrooms that makes the difference here.

If I add up the taxe foncière and habitation + the building insurance, I am talking about more than Euro 3.000,- and rising fast every year. It's not funny anymore. An increase of 50% in 5 years!

We were told at the Mairie, years ago, that the Fonciere was taxed according to the numbers of habitable rooms, windows, and any outbuildings.
The tax d'habitation is always a lot more if you live in or close to a town or a big city, so the further away from these you are, the less you will pay.
I assume that this is still the case.
I agree with Arkwright, we paid almost double for both taxes when we lived within 10 kilometers of Limoges, we have now moved to 30k away, and it has reduced a lot, although, compared to very rural areas, it's probably still hugely more.

We Bought some more land to the rear of our property( almost half an hectre) and our tax was up'ed by an whole 6 euro's.

I understand that they now intend to review every property in France and base the taxes of the perceived rental value of the house.
This, if it happens may cause huge increases in some households. Lets hope it doesn't.

Hi Inkflo. I'm not getting too worried about this. Just like every other idea Hollande thinks of, it is followed swiftly by a U-turn.

The reassessment of values has been mooted for some time, it is after all a considerable time since the last one, 1974 rings a bell, but don't quote me. The current charges are already based on the rental value, 'valeur locative'.
There will be many, many properties that will see their tax rise dramatically, particularly those ones that have had un or under declared work done upon them. When we bought our current home we found that we had seven (7) more rooms than those that were declared.
Myriam's figure of 3,000€ is something that we dream of, this years TdF is over 4k€ without the TdH's for the house or separately taxed garages & outbuildings or insurance.

I have just looked again at the bill which arrived this morning & it is actually the Taxe d'Habitation bill & not the Taxe Fonciere bill. This means that the bill which arrived at my UK address in early September was the Taxe Fonciere bill, although those words do not appear anywhere on the paperwork. The bills have arrived in reverse order to that which I was told to expect them.

Thanks for that Inkflo. 131 Euros is around £112 which is a lot cheaper than the UK.

I have been stressed a bit about our taxe d'Habitation. This is our first year of owning our house in near Aubusson, since December 2012, and I received the Taxe Fonciere here in Hong Kong in September and paid it in October. Was worried the 2nd one had gone had gone astray, but I guess if you have just received yours, I should be getting ours soon too? Can anyone tell me when it should be due for payment? These administrative things stress me, as I'm still learning French.

Also, is taxe d'Habitation generally close to the same value as the Fonciere? I looked through all our paperwork from the house sale but can't find it listed anywhere. The first tax bill was enough to induce a gin and tonic moment. If the 2nd is around the same, it will be over 5.5k for the two. And to think I used to moan about council tax when we lived in UK!

My Taxe d'Habitation is to be paid by the 16/12/2103.

It appears that Taxe d'Habitation plus the Contribution l'Audiovisuel Public (113 Euros) will be roughly the same as the Taxe Fonciere.

Hi Kim,

Our taxe d'habitation bill arrives usually one of two months after that for the taxe foncière and is about 2/3 of the value of the taxe foncière.

You can request monthly payments at your sub-Préfecture where you usually pay your bills and maybe you can do it online. Maybe someone else on the forum has details about that. Spread payments take some of the stress away, I find.
